What can you help me with?

We offer a full range of hotel real estate brokerage, consulting, and receivership services with a focus on the Hawaii market. Our projects include brokerage transactions, on-site project management, franchised and managed hotels, and valuation and advisory projects.

What makes you different from your competitors?

We are the only Hawaii-based brokers who have experience working for global hotel brands and a dedicated focus on the hotel investment market. In addition, we have worked in this sector for nearly three decades. We maintain a proprietary database of all Hawaii hotel transactions over that time, as well as the performance of every hotel in Hawaii. No other company can say that.

How is Hawaii different from the U.S. mainland?

Hawaii’s hotel market varies greatly from the U.S. mainland. There are limited additions to supply, so you don’t have to worry about competitors popping up next door. However, this is not a “drive-to” market, so the industry lives and dies on the number of available airline seats. Hotels are also much more expensive per key, and construction costs are roughly double that of most mainland markets. Land tenures in prime resort areas are often leasehold, rather than fee simple.

I’d like to purchase a hotel in Hawaii. How do I get started?

First, be aware of the differences to the U.S. mainland. Second, take time to select local partners who work best with you – whether it’s your lender, due diligence consultants, legal counsel, or hotel manager. We have extensive experience in this area and can help. 

Do you represent buyers and sellers?

Yes, we help sellers maximize sale proceeds by properly positioning the property and developing the best value-add scenarios for a buyer to embrace. We also represent buyers, who benefit from our deep hotel experience globally and in Hawaii. We live here and make it our duty to know this market better than anyone. Do you work outside of Hawaii?

If I buy a hotel, should I keep the current manager in place?

We have relationships and intimate knowledge of the strengths and weaknesses of hotel managers operating in the Hawaii market. We have completed many management RFPs to help owners select the best operator for their hotel. We can do the same for you. If I buy a hotel, should I keep the existing brand?

Our principals have worked for leading hotel brands including Hilton Hotels, Four Seasons Hotels and Resorts, Marriott Hotels and Outrigger Resorts & Hotels. We help clients review all options and quantify them to determine the best option.
